Turned a stack of dead eviction judgments into six figures for a Miami-Dade landlord.
$112,400 recovered. 180 days from intake to wire. $0 upfront, fees come out of the recovery only.
What happened
Ms. Nguyen manages residential rentals across Miami-Dade. A few times a year a tenant stops paying, and months later a judge signs an eviction order. Once the writ of possession is served she gets her unit back, but the judgment almost never includes the back rent she is owed, let alone damages. The bills do not stop while the case drags on.
One tenant turned a routine case into a disaster. After being served a 3 day notice, he set fire to the unit and left more than $100,000 in damage and a judgment that, on paper, was worth nothing she could touch. That was the day she called IBVC.
What we did
- Step 1
Reviewed every open and past judgment Ms. Nguyen held, not just the arson case, to find what was actually collectible
- Step 2
Skip-traced each debtor and uncovered the bank accounts, wages, and assets sitting behind the judgments
- Step 3
Coordinated with the courts and local sheriffs to enforce the writs and collect, the Payout+ process IBVC uses to turn a signed judgment into money
- Step 4
Bought out the judgments that were better sold than chased, so Ms. Nguyen got paid without waiting on a debtor
- Step 5
Recovered back rent owed on older cases she had already written off
What it meant
Over 6 months, IBVC recovered or bought out the majority of Ms. Nguyen's judgments and pulled back rent from cases she had given up on. She stopped attending hearings and stopped tracking down people who had already cost her money. The work ran on contingency, so nothing came out of her pocket while it moved. Today she sends new cases to IBVC the week a judgment is entered, and she spends her time on her business instead of the courthouse.
“I run a business. I do not have time to sit in courtrooms chasing people who already cost me money. IBVC turned a stack of dead judgments into real funds.”
